The purpose of a San Diego real estate listing advertisement is not to sell your house, it is to get buyers interested in learning more about your property.

Writing a good advertisement is a valuable way to get buyers to notice your San Diego real estate listing. If you understand what an ad is for and how to make it communicate the value of your home, you will have a better chance of selling quickly and of receiving an excellent price.

  • The most compelling feature of your home

If you are writing a longer advertisement, you can have several compelling features, but classified ads should be kept short. When you are deciding on what feature to include, make sure it is completely positive and not misleading; don’t let it be a negative in disguise. Also, you should be completely accurate to prevent future lawsuits. This goes for all aspects of your advertisement.

In addition to the many things you should include in your listing, there are other things you definitely should not say. Avoid old clichés and meaningless adjectives when describing your home. Words like beautiful, stunning, cute, luxury and huge, not only increase the size of your ad, they are subjective words that don’t describe anything exactly. Tell buyers what you have and let them decide the quality of your home. Also, do not attempt to put a good spin on the less attractive assets of your home; simply leave these details out. You should not attempt to deceive with clever wording. Just focus on what makes your house worth living in.

Finally, a real estate listing is not the place to show off an extensive knowledge of the English language. Use plain language the average person will understand. Your home should be presented clearly and quickly since your ad will be one of many an agent or buyer will look at on a given day. Do make sure to get your listing proofread by a friend or co-worker before you send it to your newspaper or real estate agent; it is impossible to catch all of your own mistakes.

Writing a good ad is the first step to getting your home sold. It is not a means to the end result.
